PROPERTY TO LEASE?
Thank you for your interest in 1260 HDC and CPM. We look forward to working with you!

We are seeking landlords who are willing to work with us in our mission to provide decent, safe and permanent independent housing to low-income persons limited by behavioral health issues. We are a fully licensed staff of Property Managers, currently housing more than 403 tenants in master leased units and 933 tenants in owned units.

 
 Why lease your property to 1260 HDC?

 
  • You will receive your full contract rent each month, directly from 1260 HDC.
  • All evictions will be performed by 1260 HDC.
  • You will be reimbursed for tenant damages by 1260 HDC.

    How does it all work?
    1260 HDC will lease the property directly from the landlord; The tenant who occupies your property will have a sub-lease with 1260 HDC.

    • All monies due to the landlord (rental payments, utility reimbursement, tenant damages, etc) are the responsibility of 1260 HDC.
    • All maintenance/repairs remain the responsibility of the landlord.
    • All leases are on a month-to-month basis.
    • All properties must pass an HQS inspection on an annual basis in order to be eligible.
    Is this Section 8?
    No. 1260 HDC is a contract administrator for a number of programs funded by the Department of Housing and Urban Development and the Philadelphia Department of Behavioral Health.

    To make your property available to 1260 HDC:
    Please email the following information to jstackhouse@columbuspm.org:

    • Property address, area of the City
    • Bedroom size
    • Monthly rent + utilities included/excluded
    • Landlord contact information
    Your information will be circulated among all of our Property Managers. If anyone has a need for your property, they will contact you directly to get more information or make arrangements to visit the property.
    Please note: There is no guarantee that your property will be needed to house our clients.

    Documents needed to proceed with leasing:
    Before the lease documents can be drawn up, the following documents must be submitted to the Property Manager:
    • Current Residential Dwelling License, as issued by L & I
    • Current Certificate of Rental Suitability, as issued by L & I
    • Current water bill
    • Proof of recent Real Estate tax payment
    • An approved HQS inspection to be conducted by a 1260-contracted Inspector.
